We take on a limited number of clients at any one time. That’s a deliberate choice — it means every brief gets our full attention.
Here’s how an engagement works.
STEP 01
The Conversation
It starts with a call. We want to understand not just what you’re looking for in a property, but what you’re building — the life, the routine, the priorities. Are schools
important? Is a commute time non-negotiable? Are you investing or living? The more we understand, the better the search.
STEP 02
The Instruction Fee
To retain Pelham Row exclusively as your buying agent, we charge an initial instruction fee at the start of our engagement. This secures our services for a minimum period of three months and is deducted in full from your success fee on exchange of contracts.
STEP 03
The Search
Once instructed, we get to work. That means active outreach to agents across your target area – gaining access to off-market and pre-market opportunities. Many of our clients are time poor or live out of the area/country and part of our offering is to conduct pre-viewings to save you time visiting properties that don’t fit the brief. This is followed by accompanied viewings, honest property assessments and regular updates. You won’t be left wondering what’s happening.
STEP 04
The Success Fee
We agree a success fee at the start of every engagement — either as a fixed amount or as a percentage of the purchase price, depending on what works best for your
situation. It is only payable once we have successfully secured your property. No result, no fee.
STEP 05
Beyond the Keys
For clients who want it, our involvement doesn’t end at completion. From interior design and building work to school applications and lifestyle setup, our network is available to help you settle in properly.
Q: WHAT DOES A BUYING AGENT COST?
We charge an initial instruction fee to secure our services, which is deducted from a success fee agreed at the start of your search. The success fee can be structured as a fixed amount or a percentage of the purchase price — we’ll agree the right approach for your situation before we start.
Q: WHAT’S THE DIFFERENCE BETWEEN A BUYING AGENT AND AN ESTATE AGENT?
An estate agent works for the seller. A buying agent works for you. We have no interest in selling you a particular property — our job is to find the right one, at the right price, and manage the process entirely in your favour.
Q: DO YOU WORK ACROSS ALL OF SURREY?
Yes. We cover Surrey, the Home Counties and London. If you’re not sure whether your target area falls within our patch, just ask.
Q: HOW LONG DOES A TYPICAL SEARCH TAKE?
It varies significantly depending on the brief and the market. We’re honest about timelines from the outset — and we’ll always tell you if we think a brief needs adjusting to find what you’re actually looking for.
Q: CAN YOU HELP WITH RENTALS AS WELL AS PURCHASES?
Yes. We source rental properties, negotiate terms and manage the process in exactly the same way as a purchase — working exclusively for the tenant, not the landlord.
Q: DO YOU WORK WITH INTERNATIONAL CLIENTS?
Yes, and it’s a significant part of what we do. Lindsey relocated from Hong Kong to Surrey in 2019 and works closely with international families making the same move. We’re experienced in managing searches remotely and guiding overseas clients through the UK market.
